The Office Complex A project represents one of our most ambitious commercial undertakings to date. Located in the heart of downtown, this 12-story mixed-use development combines premium office space with ground-level retail in a landmark building that has reshaped the city's skyline.
Our team managed every phase from initial site preparation through structural engineering, MEP systems integration, and interior finishing — delivering the project three weeks ahead of schedule and within the agreed budget.
The Work
Limited access in a dense downtown block required a custom crane installation strategy and just-in-time material delivery scheduling.
Our BIM coordination team used clash detection software to integrate 14 MEP systems with zero coordination conflicts during construction.
Client required LEED Gold certification. We achieved this through high-performance glazing, rainwater harvesting, and a 200kW rooftop solar array.
Overlapping structural and MEP work with advanced prefabrication allowed us to compress a 28-month schedule to 25 months.
Timeline
Feasibility studies, site surveys, permit applications, and full BIM model completed.
Deep foundation piling, basement excavation, and steel superstructure erected to full height.
Curtain wall glazing installed, all mechanical, electrical, and plumbing systems roughed in.
Tenant fit-outs, lobby finishes, retail unit handovers, and landscaping completed.
